Understanding How Florida Property Tax Certificates and Tax Deeds Work...

If you own a real estate property in Florida, you are required to pay property taxes each year. Taxes on all real estate and tangible personal property and other non-ad valorem assessments are billed, collected and distributed by the Tax Collector. For those who are unable to pay the entire property tax bill in one lump sum, tax payment plans have been established by Florida Statutes. Property taxes are normally due on November 1. If they go unpaid, they are considered delinquent on April 1 of the following year. At that point, local tax collectors will conduct what is known as a “tax certificate sale” on the following June 1.
A tax certificate is basically a lien against your property. The certificates themselves are sold at auction. The bidder must pay the delinquent taxes plus additional costs. The successful bidder is then the one who will demand the lowest interest rate on the certificate from the delinquent property owner. To redeem a tax certificate, the property owner must therefore pay the face amount–i.e., the unpaid taxes–plus the winning interest rate, this may sound confusing, but we will gladly explain it to you.
HOWEVER! If the property owner fails to redeem the tax certificate within two years, any of the certificate holders (BIDDERs) for the delinquent years may auction off the property by filing for what is called a Tax Deed Application or a Foreclosure with the circuit of the court for the property's county. After the tax deed application is filed, the local court clerk will conduct an auction of the property itself. Which is when your property goes up for Foreclosure shortly after.
HOWEVER! There is still HOPE! If you are able to repay the overdue balance within the period between the Tax Deed Application filing and the Foreclosure Sale Date, you will still have a chance to protect your property from a devastating foreclosure. That’s where our assistance becomes invaluable!
